The Planning Commission will hold a public study session to discuss potential redevelopment options for two City-owned properties:
- 1155 Morningside Drive (Parking Lot 3)
- 400 Manhattan Beach Boulevard (former U.S. Bank building)
What’s This About?
In August 2025, the City Council began exploring permanent redevelopment options for these two downtown properties and launched a public engagement program to gather community input.
Since then:
- The City collected feedback from the community.
- On January 20, 2026, the City Council narrowed down the list of redevelopment options.
- Staff were directed to continue community outreach and bring back more information.
- At this meeting, Community Development staff will discuss the updated list of redevelopment options and seek feedback from the Planning Commission and the public.
Environmental Review
This meeting is for discussion only. No final project approvals will be made at this time. Any future redevelopment proposals will go through a full environmental review process as required by law.

Zoom participation instructions will be included in the meeting agenda, which will be posted on the City’s website by Friday, March 6, 2026.
- To have written comments included in the agenda packet, submit them via email to tkuvhenghwa@manhattanbeach.gov by Wednesday, March 4, 2026.
- Comments submitted after the staff report is posted will still be shared with the Planning Commission before or during the meeting.
The staff report will be available on the City website by March 6, 2026.
